1. The Service DocRight Ltd provides a free Rent Arrears Guide and a subscription-based compliance documentation service called the Evidence Vault, designed for self-managing landlords in England. DocRight Ltd is registered in Scotland, company number SC872040.

Nothing in our guides, tools, or generated documents constitutes legal advice or creates a solicitor-client relationship. Our services are intended for informational and document-preparation purposes only. If your situation is complex, involves a dispute, or you are uncertain about any legal requirement, you must consult a qualified housing solicitor before taking action.

3. Free Rent Arrears Guide The Rent Arrears Guide is provided free of charge in exchange for your email address. The guide reflects the law as it stood on 1 May 2026 and may not reflect subsequent changes to legislation, case law, or statutory guidance. DocRight commits to reviewing the guide periodically but cannot guarantee it reflects the current position of the law at the time you read it. Always verify specific legal requirements on GOV.UK before acting.

4. Evidence Vault Subscription

4.1 What is included The Evidence Vault is a subscription service that allows landlords to store, organise, and manage tenancy compliance records. It is a documentation tool, not a legal service. DocRight does not review, verify, or validate any documents or records you upload or create.

4.2 Subscription fee The Evidence Vault costs £9.99 per month. Your subscription begins on the date you complete sign-up and payment. You will be billed monthly on the same date each month.

4.3 Cancellation You may cancel your subscription at any time. Cancellation takes effect at the end of your current billing period. You will retain access to the Evidence Vault until that date. No refunds are issued for partial months.

4.4 Free trial Where a free trial is offered, it will be clearly stated at sign-up. Your subscription will automatically begin at the end of the trial period unless you cancel before that date.

4.5 Price changes We may change the subscription price at any time. We will give you at least 30 days' written notice by email before any price increase takes effect. If you do not wish to continue at the new price, you may cancel before the change takes effect.

5. Accuracy of Information The usefulness of the Evidence Vault depends entirely on the accuracy and completeness of the information you enter. DocRight is not responsible for any loss arising from incomplete, inaccurate, or outdated records held in the Evidence Vault. You remain solely responsible for verifying all compliance documents before relying on them.

6. No Guarantee of Legal Outcomes DocRight's tools are designed to help landlords organise their compliance records and documentation. We cannot guarantee any legal outcome, including the outcome of any possession claim, court hearing, or deposit dispute. The final decision in any legal matter rests with the relevant court, tribunal, or adjudicator.

7. Your Responsibilities You are responsible for ensuring that any personal data you enter into the Evidence Vault — including tenant data — is handled in accordance with your obligations under UK GDPR. You are the data controller in respect of your tenants' personal data. You are also responsible for ensuring you have the legal right to enter into a tenancy and to pursue possession proceedings before taking any step described in our guides or facilitated by our tools.

8. Limitation of Liability To the maximum extent permitted by law, DocRight's total liability to you in any calendar month is limited to the subscription fee paid in that month (£9.99). We are not liable for lost rent, court fees, legal costs, deposit losses, or any other direct or indirect costs incurred as a result of using our service. Nothing in these terms limits liability for death or personal injury caused by negligence, or for fraud or fraudulent misrepresentation.

9. Changes to the Law The law governing private residential tenancies in England is subject to ongoing change. DocRight will update its guides and tools as significant changes occur, but we cannot guarantee that every feature of the Evidence Vault reflects the current legal position at all times. You should monitor GOV.UK and docright.co.uk for updates, and take legal advice where required.

10. Termination DocRight reserves the right to suspend or terminate your access to the Evidence Vault if you breach these terms, use the service for unlawful purposes, or fail to pay your subscription fee. We will give you reasonable notice before termination except where the breach is serious.

11. Changes to These Terms We may update these terms from time to time. We will notify you of material changes by email at least 14 days before they take effect. Continued use of the Evidence Vault after that date constitutes acceptance of the updated terms. If you do not accept the changes, you may cancel your subscription before they take effect.

12. Governing Law These terms are governed by the laws of England and Wales. Any dispute arising from these terms or your use of DocRight's services shall be subject to the exclusive jurisdiction of the courts of England and Wales.
